Business Model: Havendaxa intends to establish a Special Purpose Vehicle (SPV) to oversee the identification, proposal, and promotion of commercially rented properties. The SPV will issue debentures, collecting a minimum of ₹ 25L investments/per from various contributors through SEBI Trustee (Mitcon) as an escrow account manager. Upon meeting the funding target, the Trustee will transfer funds to the SPV, facilitating property registration under its ownership. The SPV acquires a property worth a minimum of  ₹ 40 Cr commercial property, leasing it to top corporations, and distributing property ownership among investors. Lease rentals are collected through the SPV, covering administration costs before distributing cash flows as interest to investors.

With a projected net profit of ₹ 2cr. by FY24 in sync with revenue growth, the company aims to elevate its estimated revenue to ₹80 cr. by FY29. To realize this target, the introduction of performance fees is part of the strategic plan for an additional income source. The company is committed to providing investors with impressive annual returns, typically from 13% to 18%.
